Common Roofing Problems in the Rose City - Leaks

If there is a roof leak, there's a problem. They occur for various reasons, including the flashing not being securely fastened on during installation, seams that were not welded or glued on properly, or improper installation of moisture barriers under the coping cap of parapets. Even improperly installed satellite mounts can cause leaks. Replacing damaged shingles and keeping a roof free of debris can also help prevent leaks and water damage. 

Poor Drainage

Proper roof drainage is important because it prevents water from pooling. Pooling water can compromise the structural integrity of your home and can lead to mold and mildew growth. If you notice water pooled on your roof, it's a sign that it's not draining water well and you should look for secondary structural defects. The roof drainage system includes gutters, drain openings, leaders, scuppers and the slope of the roof deck. Keep the roof, gutters and drain openings free of debris such as leaves, pine needles, moss, and dirt. Installing a second roof drain if there is only one will also help pooling water, as well as installing overflow scuppers in parapet walls, placing drains near support columns, and replacing missing or loose drain clamping rings.

Moss

Although moss can give a home a romantic, fairytale look, it can kill a roof. The problem with moss is that its root system traps moisture, not allowing it to evaporate naturally. Excess moisture leads to wood rot and erosion of the ceramic granules on asphalt shingles. Moss growth usually begins at the top of the vertical spaces between a roof's shingles - the last place water evaporates on a roof. Short of installing an all-metal roof, you can prevent moss growth by placing five- or six-inch-wide copper strips onto a rooftop's surface, just below the peak. When it rains, copper molecules wash onto the roof's surface and create an environment that is detrimental to moss growth.
